Planning permission granted for 137 new homes in Kennoway

Family-owned housebuilder Briar Homes has been granted planning permission by Fife Council for a £40 million residential development in the village of Kennoway.

This marks Briar’s first development in Fife, with plans to deliver 123 high-quality new homes for sale, comprising a mix of three-, four-, and five-bedroom properties on the village’s eastern edge, north of Levern Road. An additional 14 homes for social rent will also be delivered on behalf of Fife Council to support local housing needs.

The development has been brought forward in response to the rising demand for family-friendly, affordable housing, particularly among first-time buyers and young families across the region.

Located close to the towns of Leven and Methil, Kennoway benefits from excellent connectivity, a strong local community, and proximity to well-regarded schools. With abundant surrounding green space, including Kennoway Den’s scenic woodland trails, the village offers an ideal setting for families looking to put down roots.

Its expansion into Fife follows a £7.3 million funding package secured from Bank of Scotland and Housing Growth Partnership (HGP) in April 2024, supporting the creation of 310 new, energy-efficient homes across several Scottish sites, including upcoming developments in Barrhead, Gladsmuir and Kennoway.

Groundworks are due to commence in October 2025, with the sales launch of the first phase set to follow shortly after.
